The latest numbers are in, and Naples continues to reward buyers who come prepared β and sellers who price it right.
The big picture (NABOR, July β Collier excluding Marco Island): median closed price $590,000, inventory of 4,415 homes (5.8 months of supply), 108 average days on market, selling at 94.4% of list, and 61% of sales in cash.
For buyers: nearly six months of supply and sellers accepting around 94 cents on the dollar means real room to negotiate β especially condos at a $400K median versus $745K for single-family. Cash is common, but clean financed offers still win.
For sellers: buyers have options and time, so pricing right from day one matters more than ever. Overpriced listings sit; competitively priced homes still move.
Neighborhood spotlight: Golden Gate (34116) β median sale $465K, moving in just 31 days at 96.6% of list, one of the fastest pockets in the area. At the other end, Naples Park (34108) β median listing $1.286M, 129 days on market. Premium positioning, slower pace.
Bottom line: Naples isnβt one market, itβs a collection of micro-markets. Call or text Rosemond Noel at 239-200-3619 for a free, no-pressure market consultation.
